Where is the best place to find 1st time home buyers?

Yes… I am a Realtor and I am trying to find 1st time home buyers and where they might hang out. So, any suggestions, comments would be highly appreciated.

Where do first time home buyers hang out? I dont think that theres a first time home buyer hangout or club. I would just do corporate deals with apartment complexes or put your card on the door. The days of first time buyers coming to Realtors is over.
My guess is where young people are, college towns and military bases.
classified ads or ad bulletins…
at open houses. do as many open houses for listing agents in your office as possible. do 2 each sunday and you will meet a lot of buyers
direct mail apartment complexes heavy. offer rebate towards closing costs to entice a phone call to you
