What’s the difference between a conveyancer and notary?

If i were to buy a house.. would I need a conveyancer or a notary public??? are they the same thing??
Also, to remove a subject clause? is my Realtor supposed to remove it for me or would my Realtor need to contact the sellers agent to remove it from the sellers agent’s end??

Your realtor cannot help you remove a subject clause. You may need a title company or lawyer.

A conveyance is a document that transfers title from one person to another. In order for it to be valid the signature needs to be witnessed by a licensed person called a notary.
