We are relocating out of state and would like to sell quickly. Our home has been on the market since the end of March. The market is slow and my real estate agent wants us to lower our price by 10K. My husband would rather offer buyer incentives i.e. paying closing costs or points on the buyer’s mortgage. Which will get more people interested in my home? I live in Northwest Indiana. Thanks.

what’s the lowest price you can sell your home for? find that number and compare what’s better. have you had any offers at all? if yes, try to call them back and negotiate.

Why not let the buyer decide? Advertise “Motivated Seller” “special financing” or seller will pay up to x towards buyers closing costs and pre-paids for a full price contract.
Get creative. Even if you reduce he sales price, you know he buyer will want you to pay some closing costs in all probability so you will be cut twice if you just reduce the sales price.
Maybe reduce if 5K and offer 5K seller assistance?

We just went through this. Just lower the price to the least you can possibly sell it for and hope for the best. If you get all cute and offer closing costs, points, etc., all buyers will take that to mean you will lower the price anyway, whether or not they need you to pay the costs.
There is a lot of reason to not put up desperation notices like “buyer motivated” and “creative financing.” Every buyer is motivated in this market, and everyone is willing to do whatever it takes. Buyers know that, and stating it looks pathetic.
If you market your house at the lowest possible price, if it’s clean and neat and in good repair, the right buyer will come around. It took us nearly nine months. It takes what it takes.
Your husband is correct.
You need to make your house stand out. A lower price will still make you compete against the rest of the houses for sale.
Offer paid closing or 6 months paid mortgage payments for the buyer, or a decorating allowance if necessary.
Your agent needs to promote your house and just lowering the price isn’t the answer. UNLESS YOU LOWER IT SO LOW that it’s the incentive.
