*buy in a location in which you would live for a long time, look at your neighbors houses and how they upkeep their yards,
*only buy near a school if you will have children, kids can wreck your yard,my first house was across from the local high school – big mistake!
***GET A HOME INSPECTION!!! from a licensed local inspector who knows the area/remember this will be done before you actually get approved for the loan on the house youn are buying it costs around $200 but worth it
*have seller pay closing costs and at least 1/2 of any repairs that may need to be done on a home, especially if you do an fha loan
*make sure the home has at least three bedrooms, people like space….
*check into repo’s but make sure you find an independent broker to help out with advise
*don’t buy a ‘starter’ home, they are cheaper/ smaller and if you plan to resell later most people want a larger home and you can build a new home for less than starter homes sometimes
*and also selling points for homes are-large kitchens, two or more bathrooms, two stall garages, large basements that can be finished, new windows, roofs and flooring(hardwoods)and also newer furnace, plumbing electrical and central air

i live in holland, michigan and this is what i learned from being in this area when it comes to homes…good luck and i hope this helped!! buying a home is scary…

insure you understand how much insurance and taxes are going to run =– also do a real good estimate on the cost of fixing up the house and tack on 15% believe me it will overrun that much — also how much equipment you will have to have and last but not least where are you getting the extra money for the repairs!!!

if there are existing homes on the property you buy make sure they have permits. people do build stuff on their properties without getting permits.
