I thought of putting my home on the market some time this year. The agent fee came with a free (HIP).When the down turn came I quickly instructed the agent to withdraw the property and thats even before the conveyancing was done. Am I eligible to pay for somework that was not carried out. Do you think I have got any chance in court or should seek legal advice.

I think you would need to reimburse only the actual cost incurred by the agent. I would also check the paperwork that you signed. It should specify your liability when you withdraw.
