What types of fees do you definitely have to pay for your legal solicitor?

I’m going to buy a house, and my prospective solicitor sent me a quote. It lists the “professional fee”, which I find very reasonable.

However, in the list, there are also other fees:
1. Search fee ( planning permissions, planned roads, water, drainage and environmental matters, etc)

I’m in the process or buying a flat and have to find a conveyancer and a solicitor. I’m told that the conveyancer is better because they’re cheaper but is there any difference between what they do? I’m in NSW Australia.

Conveyancing in Sheffield?

Am looking for a conveyancer to do the legal work for a sale and purchase of properties in Sheffield/Doncaster. Conveyancers seem a lot cheaper than going via a solicitor, but I’ve only used a solicitor in the past.
Has anyone used one? Better or worse than going via a solicitor? Can anyone recommend one?

What’s the difference between a conveyancer and notary?

If i were to buy a house.. would I need a conveyancer or a notary public??? are they the same thing??
Also, to remove a subject clause? is my Realtor supposed to remove it for me or would my Realtor need to contact the sellers agent to remove it from the sellers agent’s end??
