It is hard to be a landlord, you need a backbone. Go knock on the door and tell the squatters to get out, if they pay rent give them some time to get there stuff together, a month or whatever they have paid for. If they don’t pay rent threaten them with the police, they are not under contract and you can pretend you have no idea who they are. No contract means that either the renter or the rentee can stop the rental agreement at anytime. Stop being afraid.
You need to consult legal counsel, which you should ALWAYS have as a landlord.
In CA, verbal agreement is valid for up to a year. If the tenant gonna rent for more than a year, then you’ll need to sign a written consent with him. Now he’s arrested for illegal reason. It’s considered a breach of contract and as an owner you have to right to start eviction right away. Esp. his brother and sister moved in to the unit without your written permission, that’s unlawful retainer. You should start to evict now don’t waste the time or you’ll regret and loss more money.
Honestly, you need to consult with and then hire an attorney to evict the lot of them.
