If your in the UK, you have to ask your mortgage provider IF they will allow him to be removed from the mortgage. If they say yes, then your partner must agree to be removed. Once you have ticked both of the above boxes, you have to go to a solicitor and arrange a ‘Transfer of Equity’. This will remove your partner from the deeds.
With regard to costs, I would guess at between £200 – £300

i agree with you. i think it adds up to this. the american economy is still running on mechanisms to put in place in the 1930s to get the country out of a depression by encouraging home ownership and consumer finance; and regulation of the financial system relied mostly on safeguarding bank deposits by tightly controlling banks that took demand deposits. in 1998, in a paper on credit card debt, i had written:

“Consumer debt both as credit card debt and as home equity loans used to consolidate credit card bills, has doubled since the 1990 contraction in a period of sustained growth in GDP and employment. Simultaneously, personal bankruptcies and credit card charge-off rates have also risen to record levels amid intense competition among hundreds of credit card issuers. The thin spreads of issuers and high leverage of consumers creates a metastable system which will be unable to sustain even a small economic downturn without significant volatility, attrition, and social cost.”

I live in Huntsville too, and that price sounds about right. Just keep telling her that Huntsville wasn’t really affected much by the housing crisis. Tell her to Google “Huntsville AL housing crisis” and do her research and she will see. She seems kind of stubborn and stuck in her own little world. My mom is just like that. Sometimes there is no remedy for that except for telling her “fine, whatever you say” but in the back of your mind you know you’re right. Agree to disagree.

For the loan, you must refinance and put only you on the loan. Banks cant just ‘remove’ a person from the loan.

For the house, in the US we have a thing called “quit claim deed’ that people can use…. but if you are refinancing you can just do a standard warranty deed in conjunction with the refi.

You have to get him off title before you can get him off of the loan. Like everyone said, get a “quick claim deed”, have it notorized and recorded, then refinance the home in your name only.

If you use a “quit claim” form that would release his interest of the property. Leaving you and the lender as the only two parties with any interest in the property.

Negative emotions (like sadness, stress, anger, etc.) causes your Serotonin production to be low; when your Serotonin level is low, you are more prone to getting Anxiety, Panic Attacks, Depression, etc.

Medication like Antidepressants (SSRI – Selective Serotonin Reuptake Inhibitor) helps to boost Serotonin level.

This form needs to be filled out and signed by him in the presence of a notary. It’s very quick and simple, and will effectively write him off title of the home.

Do a search for Quit Claim Deeds for your specific state, and you should find info on how to execute it, and the associated fees.

Call your county clerk and recorder’s office for more information about recording the deed.
